are offered for sale by the Costa Rican people. There
are many properties for sale which are unknown to
Internet shoppers.
In
Costa Rica the properties you find on the Internet are
typically owned by foreigners. This particular type
of Seller uses the conventional method, formally listing
their properties and paying a standard commission. Americans
and Europeans utilize the Internet searching the area
of interest as an education tool to view properties
and price compare.
We
have set up many networks of Costa Rica people who offer
us hundreds of premier properties in all the desirable
locations. These properties are listed at Costa Rica
prices and non-standard commissions. We pass the savings
on to our clients. We offer listed properties as well
and network closely with associate Realtors. However
we believe our clients should have options.
The Costa Rican people prefer selling and buying properties
within their own community. They offer a commission
to the person(s) who introduce(s) a bonafide buyer to
a prospective property. The properties are offered at
lower prices than properties listed with traditional
real estate companies.
Commissions are non-standard and this is how the structure
works.
1.
Commissions are based on closed sales transactions.
2.
The Seller pays WindStar Real Estate a non-standard
commission agreed upon by the Principal and the Agent.
3.
When a third party is involved, the Seller pays this
person a commission.
4.
When a third party is involved, WindStar Real Estate
pays the third party a commission based on our gross
commission.
5.
Many times there is not a third party involved.
Foreign
buyers who buy direct from the Costa Rican people without
professional representation will find they will be given
a price three times or more than market value for the
same property.
We

Accredited Buyers Agent and Certified Marketing Specialist,
whether you are buying or selling real estate. Educating
our clients is of the utmost importance to us and we
provide you with options and let you make the decision
of how you prefer to buy or sell your properties. We
